HG Developments expands Newstead footprint with second Maud Street tower
HG Developments is doubling down on its presence in Newstead with a new apartment proposal just a few doors down from its current Aire Newstead project. The developer has submitted plans to the Brisbane City Council for an 18-storey tower at 17–21 Maud Street.
The proposal, designed by bureau^proberts, outlines 64 apartments across the amalgamated 1,518 sqm site. This new development sits adjacent to the Aire Newstead project currently under construction at 25 Maud Street.
Subtropical design meets industrial heritage
The architectural firm bureau^proberts has drawn heavily on Brisbane’s subtropical design principles while referencing the suburb’s industrial heritage. The Urban Design Report describes the building as defined by “a series of vaulted motifs that reinterpret the arches, colonnades and layered facades evident throughout Newstead’s historic built fabric.”
Generous balconies and recessed glazing will create a layered building envelope. These elements provide shade and weather protection while establishing a distinctive architectural identity. The design prioritises passive environmental strategies to reduce solar heat gain and maximise natural ventilation.
Vertical greenery, cascading planter boxes, and elevated gardens are woven throughout the architecture. The architects state that landscape is intended to be integral rather than an applied element. River views will become available from the upper levels of the tower.
Market context and existing projects
HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. According to reports from Apartments.com.au, the developer is responding to continued demand for large-format residences in Brisbane’s inner city.
The Aire Newstead project, designed by bureau^proberts and built by 5Point, features 40 home-sized apartments. Adrian Parsons, Managing Director of TOTAL Property Group, noted that the inclusion of larger residences reflects increasing buyer demand for spacious homes in inner-urban locations.
Newstead has remained one of Brisbane’s most active apartment markets. Fortis recently launched the 65-apartment Crest & Walker on Kyabra Street. Builder-developer BPG and Don O’Rorke’s Consolidated Properties are also expected to launch projects before the end of the year.
What comes next for the precinct
The new proposal for 17–21 Maud Street positions the development alongside a growing number of taller residential projects transforming Newstead’s northern precinct. The 18-storey tower will incorporate extensive subtropical landscaping with a landscaped rooftop recreation area.
The development aims to deliver a refined residential address that celebrates Newstead’s heritage character. Through the integration of landscape, high-quality materials, and passive design principles, the project contributes to Brisbane’s evolving subtropical identity.
