Pikos Group has lodged plans for a 34-storey tower at Gordon and Byres Streets in Newstead. The Newstead tower would hold 305 apartments and was designed by Plus Studio. The application went to Brisbane City Council on 6 August 2026, and Brisbane Development reported it was under assessment.

What is planned for Gordon and Byres Streets

The 2,346 square metre site covers six lots, with a third frontage to Waterloo Street. It is zoned low impact industry and is used by a mix of retail tenancies. The tower would rise about 121.4 metres above a six-storey podium.

The 305 apartments are made up of 167 two-bedroom, 101 three-bedroom and 37 pied-a-terre units, with no one-bedroom or studio apartments. The plans include 371 car spaces and 128 bicycle spaces, plus about 498 square metres of ground-floor retail and commercial space.

A rooftop pool and a champagne flute shape

Business News Australia reports a rooftop level with a 25-metre lap pool, plunge pool, spa and sauna, and a level five with a gym, cinema and games room. It also says the building is shaped like a champagne flute, narrowing at the base and flaring as it rises.

Business News Australia puts the project at $850 million and says Pikos bought three Newstead sites for $60 million in total. Brisbane Development says the project value has not been publicly disclosed, so the $850 million is a media figure.

What happens next for the Newstead tower

The material change of use is impact assessable and the building work is code assessable. The application number is A007085778. We have not found a council decision on the application.
