A landmark Bowen Hills property known as Ardrossan Hall has sold for $4,052,000. The historic building at 33 Brookes Street transacted on 9 June 2026 to a local developer, Millennium Brookes Pty Ltd.
The sale was finalised by Colliers Queensland agents Hunter Higgins and Brendan Hogan, working alongside John Shepherd of Gallus Partners. According to Australian Property Markets NewsMore, the transaction highlights a surge in demand for character assets on Brisbane’s Olympic doorstep.
Heritage Meets Modern Development
The 559sqm site features a 706sqm office building with soaring three-metre ceilings and ornate fireplaces. Original timber staircases and expansive windows sit alongside contemporary floor-to-ceiling glass and wide balconies.
A rooftop entertaining terrace offers sweeping views across the Brisbane skyline and the RNA Showgrounds. The property, also known as RGM House, dates back to 1892 and has served as a private residence, boarding house, and hospitality venue.
John Shepherd of Gallus Partners told Australian Property Markets NewsMore that properties like Ardrossan Hall are “incredibly tightly held” because they offer authentic character and historical significance. He noted that buyers are increasingly drawn to buildings that tell a story while providing functional modern accommodation.
Olympic Drive Fuels Interest
Hunter Higgins, Colliers Investment Services National Director, said the sale underscores growing confidence in Bowen Hills. He noted that major infrastructure projects linked to the Brisbane 2032 Olympic and Paralympic Games are expected to reshape the suburb.
“With Brisbane entering a critical phase of Olympic preparation, buyers are becoming increasingly strategic about securing premium assets,” Higgins said. He reported that the property drew significant interest from investors and owner-occupiers.
According to the report, the team fielded over 110 enquiries from interested parties. Brendan Hogan, Colliers Residential Development Sites Director, added that opportunities to acquire assets of this calibre in Brisbane are becoming increasingly scarce.
Future of the Precinct
The site sits within the Bowen Hills Priority Development Area (PDA) governed by Economic Development Queensland. It is zoned for mixed-use, allowing commercial, retail, health, medical, community, and residential activities.
Brendan Hogan stated that the Brisbane Showgrounds precinct is set to become one of the most activated parts of the city. He cited the future Athletes’ Village, upgraded main arena, and broader transport improvements as key drivers of confidence.
The property’s location in the PDA means it is positioned to benefit from billions in infrastructure and urban renewal. Local developer Millennium Brookes Pty Ltd has now secured this prime site for future development.
